Al-Solaimaneyah
Only 55 km along the Cairo-Alexandria Desert Road, the desert stops and Al-Solaimaneyah begins. A broad, commercial high street penetrates the middle of the villa area, where all the action takes place. It is alive with restaurants, shops, entertainment centers, public utilities, gardens, and a 200-m promenade platform even as the area continues to grow.

Giving Al-Solaimaneyah a run for its money is the much-touted Cascada, located 25 km from the toll station. Starting at just LE 120,000 for a villa (prices go up to LE 448,000 depending on size) and with installments payable over a period of up to 20 years, the investment is an enticing one for those looking to change their lifestyle. Wadi El-Molouk
Ten minutes from the toll station on the Cairo-Alex Desert Road is another farm complex of sorts. Electricity, drinking water and paved roads mean you can move in straight away and start farming. Prices range between LE 25,000 and LE 45,000 per feddan, depending on location. For those in the Gulf looking to invest in farmland, Wadi El-Molouk also has offices in Dubai and Kuwait.

SIXTH OF OCTOBER CITY
A well-planned industrial and residential city, Sixth of October caters both to the needs of its residents as well as to the needs of small- and medium-sized businesses. It is divided into three districts: the industrial, the tourist and the residential district, with green areas separating them. The compounds are simply beautiful, with houses built on large tracts of land, complete with swimming pools and surrounded by gardens.

Dream Land
A mere eight kilometers from Remaya Square in Haram lies what is probably the most advertised residential suburb near Cairo. Owned by business tycoon Ahmed Bahgat, Dream Land offers myriad services and entertainment facilities and guarantees a comfortable, healthy lifestyle. The area boasts a sports club, Dream Park fun fair, complete with state-of-the-art rides for children and adults, the Hilton Pyramids Golf Resort, a shopping mall, and tens of restaurants and fast food joints for all tastes.

A draw for young couples tired of the hustle and bustle of the city, Sheikh Zayed, 20 km from Mohandiseen, boasts well-maintained, clean roads and lots of greenery and telephone lines. Everything from grocery stores, a butcher and baker to a pharmacy is available only a stone’s throw away.

The Mena Garden City project is built over an area of 240 feddans. Shaded, leafy streets wind around sophisticated villas built on large plots of land (construction up to 40 percent, remainder is allocated to gardens). Residents can make use of their own club, medical services unit and mini commercial mall. The first phase has already been swallowed up and it looks the same for the second phase, which went on the market this summer. Prices range from LE 625 to LE 750 per square meter of unbuilt land depending on location.

NEW CAIRO
O ne of the best-developed suburbs, New Cairo, unlike so many others, made sure all the infrastructure and amenities were in place before the residents arrived. Which is why so many schools chose this area to build bigger, better premises. It’s also home to a number of universities and the heart of it all is the Katameya empire, close to the JW Marriott Hotel. The area has recently witnessed a building frenzy and has thus far proven a sound investment option. Plots of land are available but it’s inside the compounds where you’ll find the rich and famous.
Katameya Heights,Residence and Hills
As exclusive as they come, these three compounds are home to a number of the capital’s landed gentry and the environments are decidedly upper class. Lucky owners who snapped up Katameya Heights, the first compound, are unlikely to give up their property, and Al Ahly for Development, which executed the project, quickly began offering the idyllic Katameya Residence. El-Rehab City
One of the most popular Cairo suburbs, El-Rehab covers an area of 6 million sqm divided into six equal sections, each covering 220 feddans. Educational, health, commercial, recreational and maintenance facilities are shared among the different sections.
A fully equipped medical clinic with a 24-hour ambulance service is available and mosques, language schools, a sports club and a mall are fully operational. Located at the North East side of New Cairo, where the eastern ring road intersects with the Cairo-Suez Road, it is 20 minutes away from Heliopolis and Nasr City and 30 minutes from Downtown.
The residential buildings consist of 20 different models and range in size to satisfy all needs and tastes, with a maximum of five floors each. Distributed in clusters, the buildings are surrounded by green areas and connected with pedestrian passages. Facilities are within walking distance of every residential cluster and each cluster has its own parking lot.
On the school front, there are the British School and the Future Foundation School (French, German and English) and a nursery. Shuttle buses are free inside the complex and, for a fee, ferry residents every 20 minutes to high streets around the capital.

Golf Town and Golf City
Ten minutes from Heliopolis and Nasr City lies what developers believe will be the ‘future of modern residence,’ Golf Town. At the entrance of Obour City (on the Cairo-Ismailia Road) the new area, as the name suggests, offers a number of golf courses in addition to vast expanses of green.
There’s also a clubhouse and pool, 24-hour security, the Geroland fun fair, a M?venpick hotel, as well as the Cairo AC Milan club. Apartment blocks are currently on offer, with three different designs to choose from and sizes ranging from 145 to 280 sqm. Interested buyers pay 30 percent up front and the rest in installments over 10 years.

THE MAADI CIRCULAR
Ever since Carrefour opened its doors to throngs of clients from all over the capital, the Maadi stretch of the Ring Road has witnessed a building boom like no other. Suddenly scores of building blocks are coming up where less than five years earlier people never dared set foot. With work on the Shooting Club currently under way, more and more people are looking into this area, whose location has made it close to virtually every major district in Cairo.
Palm City
Brightening up the dreary desert landscape of the Circular by Carrefour is Palm City, currently a hub of construction activity. Inside the compound is the Alolaia Plaza, a gated apartment building complex comprises units with a view of either the garden or the pool. Amenities include security, several elevators, a central cable TV network, private garage and an intercom. Unit sizes range between 175 and 185 sqm, with a square meter going for LE 1150-1250. Buyers can opt to pay in installments (at no added interest) over a five-year period.

Maadi
Conveniently located in the southernmost part of Cairo, Maadi is generally known for attracting the expat community. The beauty of the district is that it combines modern and classic architecture in great harmony, with delightfully shaded roads where you’ll never have problems with parking or traffic.
But be careful if you’re not familiar with the road system, a wrong turn could mean you’ll be driving around for hours. Foreign nurseries and schools are found on every street corner, so you’ll have no problems in that department.
Maadi will also win first place when it comes to cozy little family-owned restaurants and comfy cafés. There’s also the advantage of being a hop, skip and jump away from Carrefour, your one-stop-shopping venue of choice for everything from Brussel sprouts to car tires.
Lots of bank branches, shopping malls and cinemas are on hand, as well as sports facilities like the Maadi Club and the popular new Degla Valley Sporting Club. Subway stations in central locations keep you connected with the rest of Cairo. And if you’re driving, the autostrad, ring roads and the Mounib Bridge make even the furthest areas just minutes away.
Along the corniche are a number of swanky high-rises, among them the Dallah Tower, which is currently selling residential units between 390 and 815 sqm. Prices start at LE 3,400 per square meter and buyers can opt to pay 45 percent and the rest over 3 years. Units are unfinished and available immediately.

Prices in Maadi: The cost per square meter of an unfinished flat ranges from LE 1,800 to LE 4,200, while a finished one goes between LE 2,700 and LE 4,200, depending on the quality of the finishing and the area. Renting a furnished apartment can cost as little as LE 1,200 a month in parts of New Maadi to $10,000 for a fully furnished villa.
Zamalek
This area is one of the hottest (and most expensive) in Cairo mainly because of its prime location. Zamalek is actually a natural island surrounded on all sides by the Nile. It also houses most of the embassies in Cairo, which makes it a very safe place to live.
The turn-of-the-century architecture is one of Zamalek’s biggest aesthetic draws, where grandiose villas from days gone by grace most street corners. If you’re lucky, you can get your hands on an apartment with a Nile view. Zamalek is also known for its great eateries, many of which have been around for ages. It is also an art-lover’s haven with a slew of private and public galleries and cultural centers including the Cairo Opera House and El-Sawy Culture Center, now the hippest venue for indie theater troupes and aspiring artists. Perhaps if there is one pet peeve about this delightful, quaint neighborhood, it’s the parking issue. Many times you’ll wish you could just fold up your car and take it home.
Prices: Apartments ranging between 200 sqm to 400 sqm overlooking the Nile cost from LE 3,000 to LE 6,000 per meter, while those inside range from LE 1,600 to LE 2,000 per meter. Renting an unfurnished flat costs $1,000 to $2,500. While bargains are sometimes available (word-of-mouth is best), furnished flats tend to cost in the range of $1,000 to $10,000.
Heliopolis
Located on the northeast tip of the capital, Heliopolis is indisputably the most highly maintained Cairo neighborhood. Perhaps the fact that it houses our version of the White House — Kasr El Oruba — has something to do with it, but in any case it bodes well for those lucky enough to live there. Wide streets (probably the widest in the whole of Cairo) and lots of greenery, including the International Garden and the Children’s Park in nearby Nasr City, make this place quite pleasant to drive in. There’s no dearth of bridges and tunnels to keep the traffic going. Heliopolis is also the closest neighborhood to the airport and houses Cairo’s National Stadium complex. A bustling area rife with cinemas, theaters, restaurants and clubs, many consider Heliopolis the jewel of the real estate market.
Prices: The cost of renting a 130 to 200- sqm flat is around LE 1,500 to LE 2,500, while buying costs something in the neighborhood of LE 1,300 to LE 2,000 per square meter. Renting in the Sheraton Heliopolis area costs LE 2,000 to LE 5,000, while renting in Ard El Golf ranges between LE 1,500 and LE 3,000.
THE NORTH COAST
The summer destination of choice, the North Coast has had quite a bit of competition of late from newer developments, but with its fantastically cool summer weather, back to back resorts and wild nightlife offerings, it’s still the place to see and be seen every July and August.
Mena 1, 2, 3, 4 Beach
These four resorts, owned by Mena for Touristic and Real Estate Investment, are located on km 86, km 85, km 76, and km 72 along the North Coast in Alexandria. Construction does not exceed 15 percent of the total area, while the rest is allocated to gardens and parks. Built on several levels, most units are granted a sea view. The center of the resort houses the entertainment and services area complete with shops, a fully-equipped health club, sports courts, clinic, cafeteria, a restaurant, swimming pools, a big mall, an open theatre and a conference hall. Only 45 minutes away from Borg El-Arab International airport, Golden Beach Borg El-Arab resort is located 47 km west of Alexandria. It boasts a 600-m beach stretch along the Mediterranean coast. This ideal resort is constructed over 400,000 sqm, of which villas cover only 20 percent. The villas are built on various levels to guarantee sea views for all residents. The resort offers plenty of facilities and the highest level of privacy since there is no renting or day-use available. Tennis courts and football and croquet fields cover a considerable part of the area. Beside the swimming pools available all over the area, there are two major pools; one with fresh water while the other is connected to the sea. El Marwa Resort
For a piece of the action, El Marwa Resort places you in the perfect location: 40 km from Agami, 10 km away from Borg El-Arab and 45 minutes away from Alexandria proper. El Marwa opened its doors just in time for last year’s summer season with a number of fully operational services and facilities. In all, the resort has five pools, one of them 2,200 sqm, the others 900 sqm each. All five have a kiddies’ area. Other recreational facilities include: tennis and basketball courts, bowling alleys and kids’ play areas. There are separate bicycle lanes and pedestrian walkways along the private beach. In the heart of the resort are the mosque, movie-theater and commercial outlets. All units (buyers can choose between villas with private gardens, chalets or flats) have cable TV and telephone lines.

RAS SUDR
Ras Sudr, located about 60 km south of Cairo’s Ahmed Hamdi Tunnel, occupies a zone extending some 95 km along the Sinai Coast. At one time, it was nothing but a quiet coastal town, locally known for wind surfing, but today, it sports new tourist facilities, and also boasts shops and private villas. Alongside the old pioneers, mostly modest, camp-like resorts are available. Ras Sudr is particularly popular given its close proximity to Cairo and its moderate year-round climate. The area enjoys a number of natural assets, including deserts; mountains; valleys; unusual virgin beaches with small, sandy gulfs, and signature sulfuric, therapeutic springs.
Paradise Beach Resort
Just as the name suggests, owning property at Paradise Beach Resort on Ras Sudr’s Ras Matarma Bay is like owning a little piece of paradise. The first phase was completed in 1999, and work is currently progressing on the second phase of the resort, which boasts a whopping 2,000 sqm swimming pool as well as pristine beaches. The resort also has a small, 50-room hotel, and (for a fee) chalet and villa owners can make use of the hotel’s facilities such as room, laundry and housekeeping services. Aside from swimming, Ras Sudr is also popular for fishing, and there are tennis courts and a kiddies’ area for land lovers. Chalets are sized at 80 to 130 sqm, and ground floor units have a private garden, while second floor ones also include a roof. A handful of villas are also available.
